Pearl Street Systems purchases tens of thousands of LED fixtures, upgrade kits and lamps annually, and this volume affords us very competitive pricing. Pearl Street only works ‘Tier 1” manufacturers that have high quality products, are financially stable and will be in business long-term to support the typically long equipment warranties. Our engineering team continually validates new LED equipment entering the marketplace before we specify them in our customer designs and projects.

End-customers and contractors utilize our value-added design and engineering services to optimize their equipment purchases. We work closely with installation contractors to make their quotes/bids more competitive and help them WIN projects.

With Pearl Street’s Design-Equipment Supply offering, end customers can hire their preferred contractor directly or internal labor workforce for project installation, reducing costs. To ensure project success, Pearl Street provides the necessary:

  • installer training
  • quality control program
  • system commissioning
  • performance validation
  • detailed scopes of work

Pearl Street Systems is partnered with leading banks to offer financing for LED lighting efficiency upgrades. Financing allows the customer to upgrade to new LED lighting technology without any upfront capital outlay, and achieve of positive cash flow (savings are greater than the monthly payments) and thus lowering overall operating costs. At the end of the financing term, the customer then takes full advantage of all operating cost savings.

The primary driver for upgrading to LED lighting is that it must make financial sense; otherwise a facility’s valuable capital budget is better spent elsewhere. LED Lighting Upgrade Master Plan Studies and Project Assessments are the first step in determining if a lighting upgrade warrants proceeding to a more comprehensive Investment Grade Lighting Audit (IGLA). Pearl Street evaluates a facility’s:

  • existing lighting systems and controls technologies
  • light levels (required and actual)
  • cost of energy
  • lighting maintenance program and costs
  • run-hours
  • activities
  • available utility rebates and tax incentives
  • environmental benefits
  • other factors that contribute to the viability and attractiveness of a lighting upgrade.

Assessments and Master Plan Studies allow managers to present projects for budget allocation and pre-approval. And if the assessment/study determines that the lighting upgrade is unable to meet the financial returns and/or other required parameters, then at least you know upfront and have saved yourself valuable time.

Investment Grade Lighting Audits (IGLAs) provide the necessary information to obtain funding for lighting upgrade projects. The scope of the audit includes a very detailed inventory of:

  • all fixtures and lighting controls
  • proposed upgrade solutions and their capital costs
  • operating cost savings
  • economic paybacks (both on individual areas/systems and the entire facility)

Pearl Street IGLAs are both comprehensive and lighting manufacturer independent. Our real-world experience with implementing lighting upgrades translates into a high quality and accurate report that customers can make investment decisions from.

Construction Grade Lighting Audits (CGLA’s) provide even more detail and are RFP and construction ready.

With Pearl Street’s staff of qualified and certified lighting designers and degreed engineers, we are extremely capable at detailed lighting analysis/design and construction bid package development.

Many lighting upgrade providers (including electrical contractors, electrical supply houses, ESCO’s and even engineering firms) lack this “in-house” lighting design staff, and must outsource to the lighting manufacturer representatives/agents. These reps/agents in turn specify their products that are biased in nature and in many cases, sub-optimal when compared to all other options.

Pearl Street has “in-house” lighting, controls, electrical and energy efficiency engineering capabilities.

So, for example, if a parking lot lighting upgrade project requires additional poles, we can engineer the new foundations and electrical feeds to these poles, as well as develop the sealed plans and permitting package.
